The Vision

Hook Park is designed as a family-friendly, multi-generational neighbourhood — a place where people can live, work, and spend time outdoors. Its structure is shaped around a new central park, local centre and a connected network of pedestrian and cycle routes.

New Homes for Local People
• Over 2,000 homes, with 50% affordable across tenures (social rent, affordable rent and intermediate).
• Around 600 larger family homes (three- and four-bedroom).
• One- to three-bedroom homes for first-time buyers, key workers and downsizers.
• Later-living and care accommodation to support older residents.

Design and Character
• Mansion blocks of five to eight storeys, stepping down toward existing homes.
• Private and shared courtyards for residents.
• Streets designed for people first, with play areas, greenery and places to meet neighbours.
• Retention of existing trees, hedgerows and watercourses integrated into new open space.
• Lower-rise housing, key worker homes and a care home along the southern edge near Clayton Road.

Green Space and the New Park
• Over 20 acres of green space delivered, including an 8.4-acre park (around five football pitches in size).
• The park will be created in the first phase of development and gifted to the community in perpetuity.
• A playground will be designed in consultation with residents.
• The site will become one of Chessington’s largest accessible open spaces.

Transport and Connectivity
• New access from the A309 Kingston Bypass, improving network safety.
• Woodstock Lane to be made two-way, with new walking and cycling routes.
• Traffic filter on Clayton Road to stop rat-running.
• Superloop bus route and extensions to existing routes.
• E-bike and e-scooter hire, car clubs and EV charging points.
• Parking on the site edges only, supporting a walkable neighbourhood.

Community and Local Centre
A new local centre near Hook Road will include cafés, shops, and flexible workspace overlooking the park. Community uses — including a new 400m² community centre and ground-floor workspaces — will support small businesses and local enterprise.
